    Benefits of a New Roof

There are many reasons you might consider installing a new roof on your home. A new roof offers a plethora of benefits:

    1. A new roof offers a great return on investment, by increasing the property value of your home.

    2. Having a new roof installed gives you the potential for updated technology, a new look, and greater curb appeal.

    3. An old roof can compromise the integrity of your home. New roofing poses far fewer safety hazards.

    4. Similarly, new roofs keep your family safer by preventing health hazards like mold and mildew.

    5. A new roof allows your HVAC system to work more efficiently, saving you money on energy costs.

    6. Having a new, solid roof over your head provides incredible peace of mind.

Do I need a new roof?

Have you been giving the roof over your head more thought than usual? Structural damage to a roof can occur long before a leak manifests. Here are some things to consider that might indicate it’s time for a new roof installation:

    • The age of the roof: When installed properly and with quality materials, the typical residential roof made of asphalt shingles should last 20-25 years, sometimes longer.
    • Use your eyeballs. Is there noticeable damage? Are the shingles well aligned? Do you see any sags, cracks, or curls? Misshapen materials can signify underlying problems with the structure’s integrity.
    • Head to your attic. Are there signs of leaks? Feel any moisture? See any mold or mildew?
    • Look closely around your chimney. Is the flashing in good shape? Is everything properly ventilated?

    Roofing Materials Options

    Asphalt Shingles

Asphalt shingles are easily the most popular roofing material choice, primarily because they are relatively inexpensive. Available in a wide variety of colors and styles, they work with a wide temperature range. When installed properly, their average lifespan is 20-25 years.

    Slate/Tile

Those who wish to have a more sophisticated, high-end look may choose slate or tile. Offering a more natural appearance, slate/tile requires little maintenance and will not rot. It’s also fire resistant. Slate/tile roofs have an incredibly long lifespan of up to 50 years!

    Ceramic Tiles

Ceramic is another option for roofing, but you won’t find it often in Florida! Fragile and prone to erosion, ceramic roofing materials do not perform well in high winds and fluctuating weather. When zoned appropriately, however, they have a lifespan of 50-70 years.

    Flat Roof

At the initial outset, flat roofs can have a lower cost due to less surface area. However flat roofs are high maintenance; Owners must make sure they are water-tight and beware of degradation caused by sun damage. Typically, flat roofs must be replaced every 15 years or so, and the process can be costly.

    Wood

Wood may not offer the easiest maintenance, but it is the most environmentally responsible choice. Those wanting to build “green” often choose wood to minimize their carbon footprint. Wood roofs have a lifespan of 30 years.

    Things to Consider

Once you decide to have a new roof installed, you will need to decide whether to have the old roof stripped down to the wood decking (“tear off”) or cover the existing roof with a new layer of shingles (“overlay”).

    Tear Off

Tear off means exactly what it says. Roofers remove all existing materials and start fresh with new ones. This technique allows the installer to inspect the home’s bones and mitigate any potential weak spots.

    Overlay

The overlay technique involves layering new materials atop old ones. To perform this method properly, installers must have significant experience to ensure proper flashing and ventilation.

The cost differentiation between the tear off and overlay techniques can be considerable based on several variables including the type of materials being used, the roof’s pitch (slope), accessibility, and the integrity of the underlying structure. A skilled and experienced roofer can help you determine what process will be most appropriate for your property.
